Epoxy Flake Garages done properly
A flake floor is built in layers, not painted on. We diamond-grind the slab back to a CSP 2–3 profile, cut out and fill the cracks, roll a penetrating epoxy primer, then lay a pigmented base coat and throw vinyl chip into it while it is still wet — to rejection, so the whole floor is covered. Once it cures we knock the flake back flat, vacuum, and finish with two coats of polyaspartic.
The result is roughly 1.2 to 1.8 mm thick, seamless, and immune to the hot-tyre pickup that lifts cheap garage paint off a slab in the first summer. Oil wipes straight off it, and a soft broom is the only maintenance it needs.

How we install an epoxy garage floor
- Grind and repair. The slab is diamond-ground, and old paint, sealer and stains come off with it. Cracks and chips are filled and ground flush.
- Prime and base coat. An epoxy primer soaks into the concrete, then a coloured base coat goes down.
- Flake. Vinyl flake is thrown into the wet base until the whole floor is covered.
- Scrape and seal. Once cured, the loose flake is scraped back and vacuumed, then two coats of polyaspartic seal it in.
- Cure. Walk on it the same evening. Park on it after 72 hours.
Epoxy garage floor coating vs garage floor paint
Garage floor paint is a thin coat rolled onto a cleaned slab. It looks good at first, but hot tyres soften it and lift it off, often within the first summer. A professional epoxy garage floor coating is a different product: the slab is ground first so the coating bonds into the concrete, and the finished system is about 1.2 to 1.8 mm thick, many times thicker than paint. Choosing your flake colour
Most garages suit a grey or charcoal blend, which hides dust and tyre marks. Browse the blends on our colour page, and we bring the full chart to your free site assessment so you can see it against your walls and roller door.

Common questions
How long before I can park on it?
Foot traffic the same evening the topcoat goes down, vehicles at 72 hours. That figure is not negotiable — driving on a green coating imprints hot tyre marks that never lift.
Will it peel like my last garage floor?
Only if the preparation is skipped. Coatings peel because they went over a sealed, acid-etched or damp slab. We grind mechanically and moisture-test before quoting, which removes the two causes behind almost every failure we are called out to fix.
Can I choose the flake colour?
Yes. We bring the full colour chart to the site assessment and match the blend against your walls, joinery and roller door in the light the floor will actually live in.
How much does it cost to epoxy a double garage in Sydney?
A standard double garage of about 36 m² starts from around $2,700 excluding GST. The final price depends on the state of the slab and how much repair it needs, and we confirm it in a written quote after a free site visit.
Can you coat over an old painted or sealed garage floor?
Yes. Old paint and sealer are ground off during preparation, so the new coating bonds to bare concrete. Coating straight over old paint is the most common reason garage floors peel.
Is an epoxy garage floor slippery?
A flake floor has a slight texture that helps grip, and an anti-slip additive can be added to the topcoat on request. Like any smooth floor, it is more slippery when wet, so the additive is worth it near a door that lets rain in.
Do I need to empty the garage?
Yes. The whole floor needs to be clear for grinding and coating, and it needs to stay clear until the coating has cured.
